What changed for borrowers
Against June 2026, the average sale price fell $15,972 (-3.3%) to $465,412. Sales fell from 1,190 to 1,075 (-9.7%). Active listings rose from 5,405 to 5,653, the 5th consecutive monthly rise. Months of inventory moved from 4.5 to 5.3, above the 4.4 of July 2025: more supply relative to sales than a year earlier, which is the time a financing condition needs.
