Terms of use

The short version: this site explains how mortgages work in Nova Scotia and lets you reach Riley Oickle. Nothing on it is an offer of credit, and nothing is decided until a lender says so in writing.

Who runs this site

oicklemortgages.com is the website of Oickle Mortgages, the residential mortgage practice of Riley Oickle, Associate Mortgage Broker (Nova Scotia licence 3001134), with Indi, The Independent Mortgage Company Ltd. (Nova Scotia Mortgage Brokerage licence 3000688). Using the site means you accept these terms.

Information, not advice

Guides, figures, calculators and examples are general information about Nova Scotia mortgages. They are checked against the sources named on each page and dated, but rules, programs and lender policies change. They are not legal, tax or financial advice for your situation, and you should not rely on them alone to make a decision.

Estimates are not approvals

Calculator results, ranges discussed on a call and any “likely to qualify” figure are estimates. A mortgage approval, rate and terms come only from a lender, in writing, after it has reviewed your application, credit, income, down payment and the property. Rates and programs can change without notice.

Booking a call

Booking a 15-minute call is free and creates no obligation on either side. The Zoom link and a calendar invitation are emailed to the address you give; you can reschedule or cancel from that email or by calling (902) 298-0218. A call is not an application and does not involve a credit check.

What you send through the site

Please give accurate details. What you send through a form or the booking page is handled as described in the privacy policy. Do not send identification documents, banking details or tax returns through a website form; Riley will tell you how to send those securely.

Fees and disclosure

On a standard residential mortgage the lender pays the brokerage and you pay nothing. Where a fee could apply, it is disclosed in writing before any work begins, as Nova Scotia regulation requires. See fee disclosure and licensing.

Links to lenders, government pages and other sites are there for reference. We do not control those sites and are not responsible for their content or practices.

The text, graphics and photographs on this site belong to Oickle Mortgages or are used with permission. You are welcome to link to any page or quote a short passage with credit; please don’t copy pages wholesale.

Limits

The site is provided as it is. To the extent the law allows, Oickle Mortgages is not liable for losses arising from use of the site or reliance on its general information. Nothing here limits any right you have under Nova Scotia consumer or mortgage legislation.

These terms are governed by the laws of Nova Scotia and the federal laws of Canada that apply there. They may be updated; the effective date above changes when they are.
