Mortgage renewal in Nova Scotia: renew, switch, or refinance?
The renewal letter arrives about three weeks before maturity and assumes you will sign it. Whether you should depends on what a switch offers, whether you must requalify, and whether you need more than a rollover. Send it and find out, at no fee.
Should I renew, switch, or refinance my mortgage in Nova Scotia?
Renew if your lender’s offer matches the market. Switch if another lender is cheaper: on an uninsured straight switch between federally regulated lenders there is no stress test since November 21, 2024, and the new lender usually covers the costs. Refinance only if you need more money or a longer amortization, which means requalifying.
Does the stress test apply to your renewal?
This decides whether you can move. Under OSFI’s November 21, 2024 rule, the stress test does not apply when you transfer:
- an existing stand-alone uninsured mortgage,
- from one federally regulated financial institution to another,
- with no increase in the remaining amortization or the loan amount, except up to $3,000 added for penalties or fees.
- 120 days outPull your statement and send it for a market comparison.
- 90–120 days outLock a switch rate with the best alternative lender.
- ~21 days outThe renewal letter arrives; compare it against the held rate.
- MaturitySign the renewal, or the new lender transfers the charge. No gap, no penalty.
Rate-hold lengths and the letter’s timing are typical of Canadian lenders; check yours.
Everything outside that box is qualified at the greater of the contract rate plus 2% and 5.25%: taking out equity, extending the amortization, or re-registering a collateral charge for a larger amount. Insured mortgages were already exempt on a straight switch. The new lender still reviews credit and income; the exemption removes only the qualifying-rate hurdle.
The Nova Scotia wrinkle. Credit unions are provincially regulated, and a large share of Nova Scotia mortgages sit with them. The exemption needs a federally regulated institution on both ends, so a move between a credit union and a bank in either direction is requalified at the stress-test rate. If your income or debts have changed, find that out at 120 days, not at 21.

- Fees and costs
- None, but the letter is usually priced above what a switch can reach
- What changes
- Nothing: same lender, same balance, same amortization
Straight switchAnother lender, the same loan
- Stress test
- None on an uninsured mortgage moving between federally regulated lenders, since November 21, 2024
- Fees and costs
- Usually covered by the new lender; up to $3,000 may be added to the balance for penalties or fees
- What changes
- The lender only; not the amount, not the amortization
RefinanceMore money, or longer
- Stress test
- Applies: you requalify at the stress-test rate
- Fees and costs
- Usually legal fees; no prepayment penalty at maturity
- What changes
- The lender, the amount and often the amortization

The lenders your application actually goes to
A bank branch can offer you one lender’s products. These are the ones an application can be placed with instead — and the reason the answer to “can this be financed?” is more often yes.

The detail, if you want it
What the renewal letter does not tell you
- Whether the rates shown are the lender’s best or its posted rates. Usually not the best.
- That you can switch at little or no cost; the new lender commonly covers the appraisal and the transfer.
- That you can change the amortization, payment frequency or term type at renewal without penalty.
- That a collateral charge may need a full refinance to switch, with legal fees.
- Whether the straight-switch exemption applies to you.
Whether the new payment is higher depends on three numbers on your statement: the expiring rate, the balance and the amortization left. Send it and get the actual figures.
Renewing early, and renewing with another bank
Renewing early with your own lender. Most lenders will renew within 90 to 180 days of maturity at their current rates, with no penalty, sometimes blended with the rate you are on. It is worth doing when you expect rates to be higher at maturity than they are now, or when you simply want it settled. It is not worth doing to escape a payment you find uncomfortable — that is a refinance question.
Renewing with another bank. The same thing, with a different name on the charge. At maturity there is no prepayment penalty, the new lender normally covers the appraisal and the transfer, and on an uninsured straight switch between federally regulated lenders you do not requalify at the stress-test rate. Start the switch at 120 days: the new lender needs income documents and a few weeks, and a switch that misses maturity rolls you onto your old lender's open rate in the meantime.
Leaving before maturity, at a different lender. That is breaking the term, not renewing, and it carries a penalty: the greater of three months' interest and the interest rate differential on a fixed mortgage, typically three months' interest on a variable. Within six months of maturity, waiting is usually cheaper. What breaking a mortgage actually costs → · what a switch is worth over the term →
Refinance instead, or leave before maturity
If you want to consolidate debt, fund a renovation, pull equity for a rental down payment or lower the payment by extending the amortization, a refinance does that and a switch does not. It requalifies you at the stress-test rate and usually carries legal fees, but at maturity there is no prepayment penalty, which makes renewal time the cheapest moment to do it. Breaking a fixed term early costs the greater of three months’ interest and the interest rate differential, and IRD against a bank’s posted rates can be large; a variable is typically three months’ interest. Within six months of maturity, waiting is often cheaper, and many lenders allow an early renewal within 90 to 180 days; send the statement and the penalty can be estimated first, or estimate it yourself.

Questions people ask
I need to renew my mortgage. It is coming up for renewal — what should I do first?
When your mortgage is coming up for renewal, pull the renewal statement and start 120 days before maturity, not three weeks. That is when most lenders will hold a rate for you, and it is long enough to get a competing offer, find out whether the straight-switch exemption applies to you, and decide whether you need a refinance rather than a rollover. Signing the letter that arrives in the post is the only option that costs nothing to get wrong.
Can I renew my mortgage with another bank?
Yes, and at maturity there is no penalty for it. Moving the same balance and amortization to another lender is a straight switch: since November 21, 2024 an uninsured switch between federally regulated lenders does not have to pass the stress test, and the new lender usually covers the appraisal and the transfer. A move to or from a credit union is requalified, because credit unions are provincially regulated.
Are the best mortgage renewal deals with my own lender?
Rarely as first offered. A renewal letter is usually priced on the assumption you will sign it, which is why the same lender will often improve it once a competing commitment exists. The honest comparison is your letter against a real switch offer — and if your lender wins after that, staying is the right answer with none of the paperwork.
Can a mortgage broker handle my renewal?
Searching for a mortgage renewal near me turns up local brokerages, but nothing in a renewal has to happen in person — there is no appraisal and no property visit, and the paperwork is e-signed. Yes, and it is the cheapest time to use a broker: no penalty, no property to appraise in most cases, and on a standard residential mortgage a fee to you of $0 because the new lender pays the brokerage. Send the renewal letter and the current statement and the comparison comes back within 1 business day.
Does switching mortgage lenders at renewal cost anything?
On a standard switch, usually nothing: the new lender commonly covers the appraisal and the legal or title-transfer cost, and pays the brokerage. A collateral charge may need a full refinance with legal fees, which is worth checking early.
Should I take my bank’s renewal offer?
Only after comparing it. The letter usually shows posted or lightly discounted rates and assumes you will not shop. Send it over: we compare it against a switch, tell you whether the straight-switch exemption applies, and if the bank’s offer is best we say so, at no fee.
Can I renew my mortgage early?
Many lenders allow it within 90 to 180 days of maturity without penalty, at their current rates, sometimes blended with your existing rate. It is worth it when you expect rates to rise before maturity; otherwise it just starts the new term sooner.
What if my credit union mortgage is up for renewal?
Credit unions are provincially regulated, so the straight-switch exemption does not apply when moving between a credit union and a bank; you are qualified at the stress-test rate. Start early and compare the credit union’s own offer carefully, since staying put avoids requalifying.
