What happens next

  1. A reply within one business day. Riley reads what you sent, calls or emails, and tells you roughly what a lender will support and whether anything in your situation needs work first.
  2. Documents by secure upload. You get a short list and a private upload link. Never send tax returns or bank statements as open email attachments. See the full checklist →
  3. A credit check, only with your written consent. One pull, shared across the lenders we approach, after you have signed the consent and the Form 1 brokerage disclosure.

Before you send

Does applying affect my credit?

Not at this stage. The form asks for your name, phone and email, and no credit bureau is pulled from it. A credit check happens only once you have signed a written consent, and only once per application, so shopping lenders through a broker does not mean multiple inquiries.

How long does pre-approval take?

In our experience, one to three business days once your documents are in. Riley replies to the form within one business day with what you are likely to qualify for and a short document list. The pre-approval itself, with a rate hold of typically 90 to 120 days depending on the lender, follows once the lender has reviewed income, credit and down payment.

Do I need a property first?

No. A pre-approval is done on you, not on a house: income, credit, down payment and existing debts. That is the point of doing it before you shop. Once you have an accepted offer, the lender approves the specific property, which is when the appraisal and the purchase documents come in.
