How long mortgage approval takes in Nova Scotia

Pre-approval in one to three business days, full approval in five to ten from an accepted offer. The timeline stage by stage, with fewer appraisers outside Halifax, more wells and septics, and more seasonal income than the national guides assume.

How long does mortgage approval take in Nova Scotia?

In our experience, a pre-approval takes one to three business days once your documents are in. A full approval on a purchase takes five to ten business days from an accepted offer to a firm commitment, with the appraisal usually the longest step. Rural properties on well and septic, and construction files, take longer.

The timeline, stage by stage

Working ranges from files run across the province, not statistics. Everything in on day one lands at the low end; a missing T4 or a slow septic inspector lands at the high end or past it.

A Nova Scotia purchase mortgage, stage by stage

  • Rate held 90–120 days from the pre-approval (steps 2–6)
  1. Application and documents Same day to 2 days As fast as you send the checklist; the step you control.
  2. Pre-approval 1–3 business days Credit pulled, income and down payment reviewed, a rate held. Longer for self-employed or seasonal income.
  3. Offer with a financing condition 5–10 business days in most NS offers The window you and the seller agree; everything below fits inside it.
  4. Appraisal 2–7 days Usually the longest step; slower in rural counties with fewer appraisers.
  5. Lender underwriting 1–3 business days On an insured file the insurer reviews too.
  6. Commitment issued and signed 1 day Rate, term and outstanding conditions in writing, signed back.
  7. Conditions cleared 1–5 business days Insurance binder, water test, updated statements. The financing condition comes off here.
  8. Instructions to the lawyer 5–7 business days before closing Your lawyer prepares the mortgage and title work.
  9. Closing Closing date Funds advance to the lawyer, deed and mortgage registered, keys released.

Typical times in our experience, business days unless noted. Stages overlap: the appraisal is ordered the day the offer is accepted, and underwriting starts on income and credit while the appraiser books the visit. Last verified September 20, 2026.

The critical path is the appraisal, then whatever conditions the commitment lists. The ranges hold from Truro to New Glasgow to Yarmouth; what changes outside HRM is the appraisal and inspection step.

The detail, if you want it

What slows a file down, and what speeds it up

  • Rural appraiser availability. In parts of Guysborough, Digby or Victoria counties one or two appraisers cover a wide area; a week to get on site is not unusual.
  • Well water tests go to an accredited lab; build that into the condition period.
  • Septic inspections. Inspector availability outside HRM is the constraint, and a failed result reopens the price.
  • Oil tanks and insurance binders. An insurer that wants the tank replaced before binding can stall a closing on its own.
  • Self-employed income review takes longer than a letter of employment; budget the full three days and expect questions. Self-employed mortgages →
  • Condo documents. A corporation slow to produce the estoppel certificate, reserve fund study and minutes slows your approval with it.
  • Insurer review on insured files. Under 20% down, CMHC, Sagen or Canada Guaranty reviews after the lender does.
  • Credit union versus bank. Credit unions decide locally and can be faster on rural and seasonal files; big banks have more layers on an exception.
  • Construction. A draw mortgage needs plans, a budget, a builder contract and a cost-to-complete review before the first advance: weeks, not days. Construction mortgages →

What speeds it up:

  • A real pre-approval before you shop, so the only new work after an offer is the property.
  • The full document set on day one; every follow-up costs a day.
  • Telling us about oil tank, wood stove, well, septic and acreage at the viewing.
  • An insurance quote in hand before the offer.
  • Answering the underwriter the same day; an unanswered file goes to the bottom of the queue.

Pre-qualification, pre-approval, commitment and the rate hold

  • Pre-qualification is an estimate from figures you state. No documents, no credit check, no rate hold; worth nothing to a seller.
  • Pre-approval is verified: credit pulled, income and down payment documented, the file stressed at the greater of the contract rate plus 2% and 5.25%, and a rate held. It sets the price you can offer on.
  • Commitment is the lender’s written agreement to fund a specific mortgage on a specific property, issued after appraisal and underwriting. This satisfies the financing condition.

The rate hold on a pre-approval is typically 90 to 120 days. Rates rise, you keep the held rate; rates fall, you get the lower one at commitment. The hold is on a rate, not a house; the lender still approves the property.

Closing timing, and if your condition date is tomorrow

Once conditions clear, the lender instructs your lawyer, who wants roughly five to seven business days before closing for the mortgage, title search, title insurance and signing. Closing two weeks after the condition date is comfortable; one week is tight but done regularly.

If your condition date is tomorrow, in order:

  1. Ask for an extension in writing, today, through your agent, for the days the outstanding item needs. Say what the hold-up is; a late appraisal is easier to accept than silence.
  2. Find out exactly what is outstanding. A condition you control, such as an updated statement or an insurance binder, can often be cleared the same day.
  3. Do not waive the condition on a verbal. Waiving financing without a signed commitment puts your deposit at risk. Extend or walk.

A file already with a lender can sometimes be pushed; one that has not started cannot be done in a day.

Questions people ask

How long does a mortgage pre-approval take in Nova Scotia?

One to three business days once your documents are in. The credit check is immediate; the time goes to reviewing income and the down payment paper trail. A salaried borrower with two pay stubs and a letter of employment can be done the next day; self-employed or seasonal income takes the full three because two years of returns are averaged.

How long should my financing condition be?

Most Nova Scotia offers we see use five to ten business days. Five is workable in HRM on a salaried file with a straightforward house; on a rural property with a well and septic, or a self-employed borrower, ask for ten. A shorter condition does not make the approval faster; it removes your protection if the appraisal is late.

What is the difference between a pre-approval and a mortgage commitment?

A pre-approval is about you: income, credit and down payment, with a rate held. A commitment is about you and a specific property: it comes after appraisal and underwriting and is the lender’s written agreement to fund that mortgage on that house. The financing condition is satisfied by the commitment, not the pre-approval.

Can I get a mortgage approved in 24 hours?

Not a full approval on a purchase, because the appraisal alone usually takes two to seven days. A pre-approval can be turned around in a day on a clean salaried file. If your financing condition expires tomorrow without a commitment in hand, send a written extension request to the seller through your agent that day.
