Every mortgage site promises instant approval. Here is what the word covers, what genuinely happens the same day, and why the honest answer to how fast this can go is a number you control rather than one a lender does.
Is instant mortgage pre-approval real in Canada?
No, and it is worth knowing why. A form takes about three minutes and a rate can often be held the same day, but a pre-approval is a lender's decision on documents, and that takes 1–3 business days. Anything advertised as instant is a rate quote or a soft pre-qualification: no documents, no underwriting, no rate hold, and no weight in an offer.
What "instant" is actually describing
Three different things get sold under the same word, and only one of them is a pre-approval.

Speed is mostly about the documents, not the lender. A file where the pay stubs and statements arrive in the first hour moves at the top of the range; a file waiting on a letter of employment waits.

The three documents that decide whether you are fast
- Proof of income for how you are actually paid. Salaried: a letter of employment and a recent pay stub. Hourly, overtime or commission: two years of T4s as well. Self-employed: two years of Notices of Assessment. Chasing a letter of employment is the single most common delay.
- Ninety days of down-payment history. Statements showing the money existed and where it came from. A gift needs a signed gift letter from immediate family; a recent large deposit needs an explanation.
- Identification. Government photo ID, verified electronically.

Most files here never involve an office. The application is a form, documents upload from a phone, consent and the commitment are signed electronically, and updates come by email or text. The one step that stays physical is signing the mortgage with a lawyer, which happens in your own town in the week before closing and is required however the mortgage was arranged.

Fast is not the same as easy
A pre-approval that arrives in an hour with nothing behind it is not a favour. The lender has not seen your income, so nothing stops the number falling when it does, and that discovery usually arrives after an offer is accepted, which is the expensive moment to find out.
The version worth having is slower by about two days and holds up: a real credit review, real documents, a held rate, and a letter a listing agent will act on. If you are in a hurry because a house is listed this weekend, say so — the file can be worked in that order.
