Refinancing your mortgage in Nova Scotia

How much you can take out, what breaking the term costs, and whether a refinance, a HELOC or waiting for renewal is the cheaper tool for what you need.

How much can I refinance my home for in Nova Scotia?

Up to 80% of the home’s appraised value, a federal limit every regulated lender applies. On the August 2026 Nova Scotia average of $467,585 that is $374,068 in total borrowing; with $300,000 still owing, about $74,068 is available. You requalify for the new balance at the stress-test rate, and breaking a term early carries a penalty.

How much you can take out

The lender appraises the home, takes 80% of the value, and subtracts everything registered against it. What is left is the maximum.

The detail, if you want it

Getting a refinance quote, and what it should contain

A rate is not a quote. On a refinance the rate is often the least interesting number, because the penalty and the costs decide whether the whole exercise pays.

  • The maximum available at 80% of the property value, less the balance you owe.
  • The new payment and amortization, and what the payment would be if you kept the current amortization instead of resetting it.
  • The penalty to break the existing term, calculated by your current lender, not estimated — the interest rate differential against posted rates can be several times what people expect.
  • Legal and appraisal costs, and whether the new lender covers any of them.
  • The net cash you actually receive after the payout, the penalty and the costs.
  • The comparison against a second mortgage or a HELOC, which avoid the penalty entirely by leaving the first mortgage alone.

What it costs to break your term

Refinancing mid-term pays out the old mortgage early. On a variable rate the penalty is normally three months’ interest. On a fixed rate it is the greater of three months’ interest and the interest rate differential (IRD), which can run to many times that when rates have fallen. Estimate yours in the penalty calculator →

It is a number for the comparison, not a reason to avoid refinancing; your lender must give you the payout figure in writing. There is no penalty at renewal, and no broker fee on a refinance placed with a bank, credit union or monoline lender. Where a fee can apply, on an alternative-lender refinance, Nova Scotia regulation requires it in writing before you sign.

Refinance, HELOC, or wait for renewal

OptionWhat it isChoose it when
RefinanceOne new mortgage up to 80% of value; the old one is paid out.You need a known lump sum now.
HELOCA revolving line on the home, capped at 65% of value on its own and 80% combined with the mortgage. Variable rate, interest-only minimums. You need access over time, or want it available and may not use it.
Renewal switchMove the same balance to a new lender when the term ends. Since 2024-11-21 no stress test on a straight switch, no penalty, transfer cost usually covered. What a switch saves →Your term is ending and you do not need more money.

Worst case: a fixed rate broken eighteen months into a five-year term after rates fall. Best case: at renewal.

Do you qualify

A refinance is a new uninsured mortgage, so a federally regulated lender qualifies you for the whole balance at the greater of the contract rate plus 2% and 5.25%, not your contract rate. That is why some owners who bought comfortably cannot refinance now: the house is worth more, but income has not kept pace with the qualifying rate on a larger loan. Provincially regulated credit unions and alternative lenders can qualify differently; neither is the first stop if a regulated lender will do it.

Questions people ask

How do I get a mortgage refinance quote?

Send the current mortgage statement, a rough value for the property and what you need the money for. That is enough to come back with the maximum available at 80% of value, the rate and payment, the penalty to break the existing term, the legal and appraisal costs, and the net cash in your hand — as a written comparison rather than a rate.

What should a refinance broker put in the quote?

A refinance broker who will not put these in writing is not giving you a quote. Six things: the new balance, the rate and term, the new payment and amortization, the penalty on the mortgage you are leaving, the legal and appraisal costs, and the net cash you actually receive after all of it. A quote that shows only a rate is hiding the two numbers that decide whether the refinance is worth doing.

How much equity can I take out of my home in Nova Scotia?

Up to 80% of the appraised value, less the current mortgage balance. On a home appraised at the August 2026 provincial average of $467,585, total borrowing caps at $374,068; with $300,000 still owing, about $74,068 is available. You qualify for the new full amount at the stress-test rate.

What is the penalty to break my mortgage in Nova Scotia?

On a variable-rate mortgage it is normally three months’ interest. On a fixed-rate mortgage it is the greater of three months’ interest and the interest rate differential, which can be many times larger when rates have fallen. Your lender must give you the figure in writing on request.

Does the stress test apply to a refinance?

Yes. A refinance is a new uninsured mortgage, so every federally regulated lender qualifies you at the greater of the contract rate plus 2% and 5.25%. The OSFI exemption of 2024-11-21 covers straight switches only; add money and it no longer applies.

Can I refinance a home I bought recently?

Usually. The lender wants an appraisal to support any value above the purchase price and a few months of payment history. If the mortgage is insured, taking out equity means moving to an uninsured mortgage, which needs 20% equity.
