How long mortgage approval takes in New Brunswick

Each step from documents to keys, how long it usually takes, and the waiting periods New Brunswick’s broker law and federal rules build in before you sign.

How long does mortgage approval take in New Brunswick?

Pre-approval takes 1–3 business days once your documents are complete; a firm commitment 5–10 business days after an accepted offer. New Brunswick’s broker law then requires the written disclosures at least two business days before you sign or commit, so build that into a short financing condition.

The detail, if you want it

What makes it faster, and what slows it down

Faster: complete documents in the first upload, salaried income, a down payment that has sat in one account, and a property with recent comparable sales.

Slower: commission or self-employed income, a down payment that moved recently, a rural or unusual property the appraiser has few sales to compare against, and a condominium whose documents arrive late.

A pre-approval is a review of you: income, credit and down payment. The commitment is the lender approving the property as well, which is why it only comes after an accepted offer and an appraisal, and why the pre-approval alone is never the final word.

Closing in New Brunswick

A lawyer closes: the final title search, the conversion of the parcel to Land Titles (required when it is sold or mortgaged; the Province then issues a certificate of registered ownership) and the registration, all online through Service New Brunswick.

At renewal

A renewal statement at least 21 days before the renewal date from a bank (SOR/2021-181 s. 45(2)). Start comparing about 120 days before maturity, when a switch still has time to close.

A switch to another lender at maturity runs like a small purchase file: a new application and documents, sometimes an appraisal, and a lawyer or title service to register the new mortgage and discharge the old one before the maturity date.

Questions people ask

How long does a mortgage pre-approval take in New Brunswick?

1–3 business days from the point your documents are complete, with a rate held for typically 90–120 days.

How long should the financing condition be?

Long enough for the commitment (5–10 business days) and the appraisal (2–7 days), plus the two business days the broker disclosures need before you sign.

Can the waiting period before signing be shortened?

Only on the terms in N.B. Reg. 2010-104 s. 18: independent legal advice, prepayment rights at least as good as the Act’s, or a two-business-day right to withdraw.

How long is a pre-approval good for?

The rate is usually held for 90–120 days. The approval itself holds only while nothing changes: the same job and income, no new debt and no new credit inquiries before closing.

What if the appraisal comes in below the price?

The lender lends on the lower of the price and the appraised value, so the gap has to come from more down payment or a renegotiated price. It is one reason the financing condition should not be waived early.

Does it take longer because the broker is in Bedford?

No. The steps are the lender’s, the appraiser’s and your lawyer’s, all local to the property; the file itself moves by secure upload and e-signature.
