Mortgage documents checklist for New Brunswick
The list every lender asks for, then what is particular to New Brunswick: the forms at closing, the province’s programs and what the brokerage must put in writing.
What documents do I need for a mortgage in New Brunswick?
Photo ID, proof of income (a job letter, recent pay stubs and two years of T4s or Notices of Assessment), statements showing where the down payment came from, and the purchase agreement. New Brunswick adds the Residential Property Tax Credit application on a home you will live in, and the brokerage’s written disclosures to sign two business days before you sign the mortgage.
What is particular to New Brunswick
Every lender asks for the same core: identity, income, the down payment’s source and the property. These are the items that differ here.
| Item | What it is | Source |
|---|---|---|
| Deed and transfer tax | Your lawyer registers the deed with a sworn statement of the true price; the 1% real property transfer tax is paid before registration | Real Property Transfer Tax Act |
| Property tax credit | An application for the Residential Property Tax Credit on the home you will live in, made by you or your lawyer when you buy | Service New Brunswick |
| Land Titles | The parcel is moved into Land Titles at closing if it is not there yet; the deed and mortgage register at $85 each | Service New Brunswick |
| From the brokerage | The written disclosures and the suitability assessment, each with an acknowledgement you sign, at least two business days before you sign | Rule MB-001 ss. 17–21 |

The detail, if you want it
Income: what each kind of earner sends
Salaried or hourly: a letter of employment with your start date, position and pay, two recent pay stubs, and your last two T4s or Notices of Assessment.
Self-employed: Notice of Assessment and T1 General, or financial statements; GST returns, business bank statements, business credit report where required. Lenders average two years of declared income.
Pension, support or rental income: the statement, the court order or agreement, or the leases and the tax return that shows the rent.
The down payment and closing cash
Statements for the accounts the money sits in, showing where it came from. A gift from family needs a signed gift letter and the money in your account before closing. On $341,700 the insured minimum is $17,085.
The real property transfer tax and land titles registration — $3,587 on that price — must be cash too. FHSA and Home Buyers’ Plan withdrawals (up to $40,000 and $60,000) need the withdrawal paperwork in the file.
The property and the closing
The accepted offer with its conditions, the listing, and — for a condominium — the corporation’s documents. The lender orders an appraisal; your lawyer needs the lender’s instructions well before closing.
Outside the cities many homes are on a private well and septic system. Expect the lender or insurer to ask for a water test and sometimes a septic inspection, and leave room for both in the financing condition.
A lawyer closes: the final title search, the conversion of the parcel to Land Titles (required when it is sold or mortgaged; the Province then issues a certificate of registered ownership) and the registration, all online through Service New Brunswick.

Questions people ask
How far back do lenders look at bank statements in New Brunswick?
Far enough to show where the down payment came from. Money that arrived recently needs its source explained: a sale, a gift letter, an RRSP or FHSA withdrawal.
Can I send documents online?
Yes. Every file here is remote: a 15-minute call, then documents by secure upload and e-signatures.
Who applies for the New Brunswick property tax credit?
You or your lawyer, when you buy the home you will live in. It takes the provincial rate on that home to $0; without it you pay the provincial rate on top of the local one.
Do I need a lawyer before I apply?
No. You need one once you have an accepted offer: the lawyer receives the lender’s instructions and needs about 5–7 business days before closing.
I am new to Canada. What changes?
Permanent residents and work-permit holders can qualify for an insured mortgage; without a Canadian credit history, lenders look for other proof such as rent and utility payment records or a foreign credit report, so send those up front.
What slows a file down most?
Income that needs explaining — new jobs, commission, self-employment — and a down payment that moved recently. Sending those with the first upload saves days.
