How long mortgage approval takes in Newfoundland and Labrador
Each step from documents to keys, how long it usually takes, and the waiting periods Newfoundland and Labrador’s broker law and federal rules build in before you sign.
How long does mortgage approval take in Newfoundland and Labrador?
Pre-approval takes 1–3 business days once your documents are complete; a firm commitment 5–10 business days after an accepted offer. Newfoundland and Labrador’s broker law then requires the written disclosures at least two business days before you sign or commit, so build that into a short financing condition.
From documents to keys in Newfoundland and Labrador
| Step | Usually | What it covers |
|---|---|---|
| Pre-approval | 1–3 business days | From complete documents to a letter, with a rate held for typically 90–120 days |
| Firm commitment | 5–10 business days | From an accepted offer to the lender’s commitment, once the property is approved |
| Appraisal | 2–7 days | Ordered by the lender; longer where comparable sales are few |
| Broker disclosures | At least 2 business days | Before you first commit to or pay the lender, unless waived in writing (NLR 66/24 s. 8) |
| Bank cost-of-borrowing statement | 2 clear business days | Before signing with a bank, unless you consent otherwise (SOR/2021-181 s. 44) |
| Lawyer | 5–7 business days | What the lawyer needs with the lender’s instructions before closing |
A financing condition of five business days can be tight once the two-day disclosure window is counted; ask for the documents to go out as soon as the lender approves.

The detail, if you want it
What makes it faster, and what slows it down
Faster: complete documents in the first upload, salaried income, a down payment that has sat in one account, and a property with recent comparable sales.
Slower: commission or self-employed income, a down payment that moved recently, a rural or unusual property the appraiser has few sales to compare against, and a condominium whose documents arrive late.
A pre-approval is a review of you: income, credit and down payment. The commitment is the lender approving the property as well, which is why it only comes after an accepted offer and an appraisal, and why the pre-approval alone is never the final word.
Closing in Newfoundland and Labrador
A lawyer closes: title searching here is complex, and the deed and mortgage are registered at the Registry of Deeds, where the first valid interest registered has priority.
Newfoundland Standard Time is UTC−3:30, half an hour ahead of Atlantic time, so call and closing times are confirmed in your own time zone.
At renewal
A renewal statement at least 21 days before the renewal date from a bank (SOR/2021-181 s. 45(2)), and Newfoundland and Labrador’s consumer law adds 21 days’ written notice from the lender (CPBPA s. 64). Start comparing about 120 days before maturity, when a switch still has time to close.
A switch to another lender at maturity runs like a small purchase file: a new application and documents, sometimes an appraisal, and a lawyer or title service to register the new mortgage and discharge the old one before the maturity date.

Questions people ask
How long does a mortgage pre-approval take in Newfoundland and Labrador?
1–3 business days from the point your documents are complete, with a rate held for typically 90–120 days.
How long should the financing condition be?
Long enough for the commitment (5–10 business days) and the appraisal (2–7 days), plus the two business days the broker disclosures need before you sign.
Can the waiting period before signing be shortened?
Yes, by a written and signed waiver, but the disclosures must still reach you before you commit (NLR 66/24 s. 8(3)–(4)).
How long is a pre-approval good for?
The rate is usually held for 90–120 days. The approval itself holds only while nothing changes: the same job and income, no new debt and no new credit inquiries before closing.
What if the appraisal comes in below the price?
The lender lends on the lower of the price and the appraised value, so the gap has to come from more down payment or a renegotiated price. It is one reason the financing condition should not be waived early.
Does it take longer because the broker is in Bedford?
No. The steps are the lender’s, the appraiser’s and your lawyer’s, all local to the property; the file itself moves by secure upload and e-signature.
