In February 2026, 624 homes sold through NSAR’s MLS System, down 8.2% from a year earlier, at an average sale price of $467,926, up 3.6%. Active listings were 3,297, and months of inventory 5.3 against 4.8. The largest regional move was Cape Breton, up 27.2% to $248,870.

What changed for borrowers

Against January 2026, the average sale price rose $32,539 (+7.5%) to $467,926. Sales rose from 496 to 624 (+25.8%). Active listings fell from 3,315 to 3,297. Months of inventory moved from 6.7 to 5.3, above the 4.8 of February 2025: more supply relative to sales than a year earlier, which is the time a financing condition needs.
