In March 2026, 747 homes sold through NSAR’s MLS System, down 8.3% from a year earlier, at an average sale price of $478,667, up 0.2%. Active listings were 3,601, and months of inventory 4.8 against 4.4. The largest regional move was Cape Breton, down 21.8% to $240,873.

What changed for borrowers

Against February 2026, the average sale price rose $10,741 (+2.3%) to $478,667. Sales rose from 624 to 747 (+19.7%). Active listings rose from 3,297 to 3,601. Months of inventory moved from 5.3 to 4.8, above the 4.4 of March 2025: more supply relative to sales than a year earlier, which is the time a financing condition needs.
