In June 2026, 1,190 homes sold through NSAR’s MLS System, down 1.6% from a year earlier, at an average sale price of $481,384, down 1.6%. Active listings were 5,405, up 10.3%, and months of inventory 4.5 against 4.1. The largest regional move was Yarmouth, down 9.7% to $297,750.

What changed for borrowers

Against May 2026, the average sale price fell $17,571 (-3.5%) to $481,384. Sales rose from 1,093 to 1,190 (+8.9%). Active listings rose from 4,999 to 5,405, the 4th consecutive monthly rise. Months of inventory moved from 4.6 to 4.5, above the 4.1 of June 2025: more supply relative to sales than a year earlier, which is the time a financing condition needs.
