Mortgage broker serving Dominion, Nova Scotia

Dominion is the small former coal town immediately west of Glace Bay, named for the Dominion Coal Company and part of Cape Breton Regional Municipality since 1995. Prices are low enough that both provincial first-time buyer programs fit. Old mine workings run under the town, so the address is the first thing a lender wants to see.

  • Legal, recording and title $1,500

Assumptions: 5%/10% minimum down payment, CMHC premium financed into the mortgage, 25-year amortization, qualifying at the 5.25% stress-test floor (or the contract rate plus 2% if higher), property tax about 1% of price, heat $150/month, GDS 39%. Legal $1,000, recording $200 and title insurance $300 are typical Nova Scotia figures, not quotes.

Which program fits here

The First-time Homebuyers Program (2–4% down, credit unions only) caps at $500,000 here; the Down Payment Assistance Program at $300,000. The $289,859 average sits under both, so a typical Dominion first-time buyer can fit either. Above $200,000 income or below 630 credit, neither fits; a standard insured mortgage with 5% down does.

What lenders ask about Dominion homes

  • Old mine workings run under parts of Dominion. Appraisers note subsidence risk where it applies, and a few lenders reduce the loan or decline, so send the civic address before you waive conditions.
  • Most houses are older wood-frame homes from the mining years, some of them semi-detached company houses. Wiring, oil tanks and roofs are insurance questions, and the lender needs the binder before it funds.
  • At low prices a lender’s minimum mortgage amount can be the obstacle. Some lenders will not write a small mortgage, so the file has to go to one that will.

Income and closing in Dominion

  • Residents work in Glace Bay and Sydney: health care, the schools, the CBRM and retail. Salaried income qualifies on a letter of employment and two pay stubs.
  • Rotational and out-of-province work is common across the CBRM. Lenders want a two-year history and treat it differently from one another.
  • Seasonal and fishery income is averaged over two years of returns, and pension income counts in full.
  • Dominion is in Cape Breton Regional Municipality: 1.5% deed transfer tax, $4,348 on the Cape Breton average and less on a typical Dominion price.
  • The Down Payment Assistance Program cap for the Eastern region is $300,000 and the First-time Homebuyers Program cap is $500,000. Both are well above most prices here.
  • Application, documents and signing are remote, appraisers cover the CBRM, and you choose your own lawyer in Glace Bay or Sydney.

Questions people ask

What is the deed transfer tax in Dominion?

Cape Breton Regional Municipality charges 1.5% of the purchase price everywhere, Dominion included. On a $180,000 purchase that is $2,700, paid in cash on closing.

Do lenders finance houses over old mine workings in Dominion?

Usually, but not every lender and not always at the full loan-to-value. The appraiser notes subsidence risk where it applies. Send the address before you make the offer so the right lender is chosen first.

Does the Down Payment Assistance Program work in Dominion?

Yes. The cap for the Eastern region is $300,000, above most prices here. It is a 5% interest-free loan repaid over ten years, for first-time buyers with household income under $145,000 and credit of 650 or better.

Do I need to come to Bedford to get a mortgage in Dominion?

No. Nothing in the file needs you there: application, uploads and signing are remote, an appraiser covering Cape Breton County does the appraisal, and you choose your own Dominion lawyer.
