What is the deed transfer tax in Chester?
The Municipality of the District of Chester charges 1.5% of the purchase price. On a $600,000 purchase that is $9,000, paid in cash on closing. Buyers who are not residents of Nova Scotia may owe an additional provincial tax.
How much down payment does a second home in Chester need?
It depends on use and on the building. A four-season second home you will occupy part of the year can be financed with less than 20% down by some lenders; a rental needs at least 20%. A three-season cottage is recreational property and commonly needs 10% to 20% or more.
Can I buy in Chester before my house elsewhere sells?
Yes, with bridge financing: a short loan against your current home that covers the down payment until the sale closes. It needs a firm, unconditional sale agreement on the existing house.
Do I need to come to Bedford to get a mortgage in Chester?
