What lenders ask about Berwick homes
- The town is a mix of older homes near the centre and subdivisions from the 1970s onward, on town water and sewer. Newer homes appraise cleanly.
- Older houses raise the usual insurance questions about oil tanks, wiring and wood stoves, and the lender needs the insurance binder before it funds.

Each Nova Scotia municipality sets its own rate, and the Town of Berwick has set 1.25%. Kings County, Kentville and Wolfville charge 1.5%. On a $350,000 purchase that is $4,375 in Berwick against $5,250 just outside the town line.
Does the lower rate apply if the house has a Berwick address?
Only if the property is inside the town boundary. A Berwick mailing address outside the town line is in the Municipality of the County of Kings, which charges 1.5%. Your lawyer confirms the municipality from the property’s tax account.
Can I finance an orchard property near Berwick?
